Major Bank Policy: Assignments for Major Banks (RBC, TD, BMO, BNS, CIBC, National Bank) must be submitted through the lender’s appraisal ordering system or an approved Appraisal Management Company (AMC). Direct requests that bypass these required channels will be declined.
Mortgage Brokers: If the identified lender requires appraisals to be ordered through an AMC (such as FNF or Solidifi), the broker must initiate the request through that portal. We do NOT provide fee estimates for assignments that require AMC ordering. A specific Schedule I Bank or Credit Union must be identified as the intended user. No “TBD lender,” broker-only, or open-ended financing requests. We complete appraisals for 1st mortgage positions only (No 2nd/3rd mortgages, private lending, or MICs). Max 80% total LTV. We do NOT provide “comp searches” or pre-confirmations of value. Fees are for an independent opinion based on current market value only and are not contingent upon loan approval or property value. We do not issue transmittal/reliance letters or re-addressed reports for residential files once complete.

General Scope & Credentials

Service Area: We provide appraisal services throughout Northwest Saskatchewan. We do NOT complete appraisals in the Cities of Lloydminster, Warman, Martensville, Saskatoon, or Prince Albert. If you do not see your area listed, please select the nearest location for a feasibility review.
Exclusions: We appraise land and buildings only. We do NOT appraise “Going Concern” businesses, equipment, or specialized operations such as Hotels, Motels, Fuel Stations, Convenience Stores, or Operating Restaurants.
Professional Credentials: Our team includes AACI, P.App and CRA, P.App accredited appraisers. Accredited for use by Ministry of Agriculture, CRA, Big 5 Banks, and Credit Unions.
Market Data Limitations: In situations where market data is limited (including unique or high-value properties exceeding $750,000), we reserve the right to decline an assignment or suggest a referral.

Faster Than Calling Or Emailing

Our appraisers are frequently out on site inspections or focused on completing files. If you call or email the office, our admin staff will need to ask you these exact same questions to generate a quote. By submitting this form, your property details go immediately to our quote team. All fees and inspection dates are strictly subject to appraiser availability and current workload.

There is no cost to submit this request. Once received, our administrative team gathers preliminary research for the appraiser’s review. The appraiser will then confirm the final fee, inspection date, and report deadline. We will not proceed until authorized by you.

Review Full Terms of Engagement

A. CLIENT & OWNERSHIP POLICIES

Authorized Client Control: Per CUSPAP 2026, the organization that orders the professional service is the Authorized Client and sole owner of the report, regardless of who paid the fee.
Confidentiality & Distribution: Appraisals are confidential. The appraiser is strictly prohibited from providing copies to third parties—including other family members in a divorce or estate—without express written consent from the Authorized Client.
Major Lender Compatibility: Privately ordered appraisals (for Resale, Estate, or Divorce) are typically NOT valid for financing with RBC, TD, BMO, BNS, CIBC, CMHC, or Sagen, as these entities require reports to be ordered directly through their proprietary portals.
Successive Representation: Per CUSPAP, an appraiser cannot accept a second assignment on the same property for a different client while a previous recent report remains outstanding for its initial intended use.

B. INTENDED USER LIMITATION (NO TRANSFER / NO RELIANCE)

No Third-Party Reliance: This report is prepared for the exclusive use of the named institutional client identified at the time of engagement. Reliance by any other party is strictly prohibited.
No Reliance Letters: Fortier Mattila Appraisals Inc. does not issue reliance letters, transmittal letters, or letters of authorization for third-party use.
No Transfers: Reports may NOT be re-addressed, transferred, or adapted for use by alternative lenders, private mortgage placement, or subsequent financing decisions.
Assignment Finality: If the original financing transaction does not proceed, any further use of the report requires a new assignment and is subject to acceptance at our discretion.

C. SCOPE & TECHNICAL LIMITATIONS

Inspection Scope: The appraisal is a "non-invasive visual observation" and does not constitute a home inspection or a geo-technical evaluation. It assumes functional municipal services and adequate soil bearing capacity.
Structural Disclosure: Known structural issues must be disclosed at the time of request. Where applicable, Extraordinary Assumptions may be used for market-based cost-to-cure analysis.
Expertise Disclaimer: Appraisers are not structural engineers, licensed contractors, or environmental specialists. Technical validation requires a third-party expert report.
Winter Conditions: Site items such as landscaping and roofing covered by snow are assumed to be in average condition unless otherwise observed.
Privacy: Interior photos are used strictly for valuation/audit purposes and require a signed Photo Consent Form per PIPEDA and CUSPAP.

D. FEE-BASED SERVICE ADDITIONS

Basic fees cover a standard residential form appraisal only. Additional charges may apply for:

Impaired/Complex Valuations: Properties with structural issues, habitability concerns, or contamination (mould, moisture, etc.).
Alternative Valuation Formats: "As Is" vs. "As Proposed" valuations for partially completed or proposed construction.
Acreage Specifics: Standard reports include home, 1 garage, and up to 15 acres. Unless otherwise agreed prior to inspection, additional improvements and acreage beyond this scope are excluded.
Supplementary Analysis: Market Rent reports, retrospective valuations, or structural impairment analysis.

E. PAYMENT & CANCELLATION POLICIES

Payment Timing: Due in full on the day of inspection. Interac e-Transfer is preferred (office@fmappraisals.com).
Cheque Policy: Cheques require a 10-business-day clearing period; reporting will not commence until funds have cleared.
Surcharges: A 2.4% surcharge applies to credit card payments (partial recovery of processing costs). Debit cards are not accepted.
Cancellation: 25% fee if cancelled prior to inspection; 100% fee if cancelled after inspection has occurred.
