Important Policy & Ordering Requirements

Please review our strict firm policies before requesting a fee estimate. Requests that bypass required channels or fail to meet these parameters will be declined.

  • Major Bank & AMC Policy: Assignments for Major Banks (RBC, TD, BMO, BNS, CIBC, National Bank) must be submitted through the lender’s approved Appraisal Management Company (AMC) such as FNF or Solidifi. We do NOT provide direct fee estimates for assignments that require AMC ordering.
  • Specific Lender Required: A specific Schedule I Bank or Credit Union must be identified as the intended user. We do not accept “TBD lender,” broker-only, or open-ended financing requests.
  • 1st Mortgages Only: We complete appraisals for 1st mortgage positions only (Maximum 80% total LTV). We do NOT accept 2nd/3rd mortgages, private lending, or MICs.
  • No Pre-Confirmations: We do NOT provide “comp searches” or pre-confirmations of value. Fees are for an independent opinion based on current market value only and are not contingent upon loan approval or property value.
  • Final Deliverables: We do not issue transmittal/reliance letters or re-addressed reports for residential files once complete.
