Service Area: We provide appraisal services throughout Northwest Saskatchewan. We do NOT complete appraisals in the Cities of Lloydminster, Warman, Martensville, Saskatoon, or Prince Albert. If you do not see your specific area listed in the form below, please select the nearest location; we will investigate the project or suggest an alternate firm.
Residential: AACI, P.App and CRA, P.App accredited for residential appraisals.
Commercial/Industrial/Multi-Family: AACI, P.App accredited. We complete appraisals for standard commercial, industrial, and multi-family properties. However, we appraise land and buildings only. We do NOT appraise “Going Concern” businesses, equipment, or specialized operations such as Hotels, Motels, Fuel Stations, Convenience Stores, or Operating Restaurants.
Agricultural: AACI, P.App accredited for agricultural land and building appraisals.
Payment: Unless payment is guaranteed by the credit union, payment in full is required the day of inspection. Interac e-Transfer is preferred (office@fmappraisals.com).
Credit Card Surcharge: Credit card payments incur a 2.4% surcharge (partial recovery of the 2.9% to 3.65% processing costs paid by the company).

FEE ESTIMATOR: How Our Base Fees Work (Standard SFD)

Standard Single Family Detached (SFD) – Existing Construction*
A single-family detached home (site-built) under 2,000 sq.ft., situated on a standard residential lot, in habitable condition, with a sale price or estimated market value (EMV) under $500,000. (Current Market Value only)*.

*Custom Quotes Required: Properties involving New Construction, Acreages (over 15 acres), Outbuildings, Renovations, Executive Properties (EMV above $500k), or Multi-Family units are more complex and do not qualify for the standard base fees listed above. For these files, we will provide a custom quote based on the specific scope of work required.

There is no cost to submit this request. Once received, our administrative team gathers preliminary research for the appraiser’s review. The appraiser completing the assignment will review the request, conduct additional research into the property, and confirm the final fee, inspection date, and when the report will be finished. We will not proceed until authorized by you.

A. LENDER & OWNERSHIP POLICIES

Authorized Client Control: Per CUSPAP, the individual or organization who orders the professional service is the Authorized Client and sole owner of the report, regardless of who paid the fee. For Saskatchewan Credit Unions, this means if the Credit Union orders the report, they maintain absolute control over its use and distribution.
Confidentiality & Distribution: Appraisals are confidential documents intended for the lender’s internal underwriting and risk management, similar to an internal credit check. The appraiser is strictly prohibited from providing copies to third parties—including mortgage applicants or homeowners—without express written consent from the Authorized Client.
Reliance Requirements for External Lenders: For ANY lender to rely on one of our appraisals, the following must be met:
- A) Client Release: A written Release from the original Authorized Client.
- B) Technical Compliance: The original report must align with the new lender's specific underwriting requirements (e.g., comparable sale dates, adjustment caps, recognized acreage, outbuilding exclusions).
- C) Appraiser Authorization: The appraiser must agree to provide a signed Reliance Letter. Authorization is provided at our sole discretion. We do not provide reliance for private lenders, mortgage investment corporations, or lenders outside the Big 5 Banks, CMHC, and Sagen. If revisions are required to meet new requirements, a new inspection is mandatory.
Successive Representation: To maintain professional independence, per CUSPAP, an appraiser cannot accept or complete a second assignment on the same property for a different client while a previous recent report remains outstanding for its initial intended use.
Major Lender Requirements: Reports for Saskatchewan Credit Unions are typically NOT valid for financing with RBC, TD, BMO, BNS, CIBC, CMHC, or Sagen, as these entities require direct ordering through their own proprietary portals.
Rigid Underwriting Rules: Major lenders often enforce strict rules, including minimum comparable counts, sales dates within 6 months, and rigid caps on adjustments (typically 15–25%).

B. TECHNICAL LIMITATIONS & SCOPE

Inspection Scope: The appraisal is a "non-invasive visual observation" only and does not constitute a home inspection, structural assessment, or geo-technical evaluation.
Structural Disclosure: Any known structural issues must be disclosed at the time of request. Observed foundation cracks, floor deflection, sagging components, or non-habitable status result in an Extraordinary Assumption for a market-based cost-to-cure. Per CUSPAP, if an interior inspection is not possible, the value must be expressed as a range.
Expertise Disclaimer: Appraisers are not structural engineers or environmental specialists. Verification of structural integrity, contamination, or mould requires a third-party expert report.
Seasonal Conditions: Items obscured by snow (roofing/landscaping) are assumed to be in average condition unless otherwise observed.
Privacy: Interior photos are used strictly for valuation/audit purposes and require a signed Photo Consent Form per PIPEDA and CUSPAP.

C. FEES & PAYMENT POLICIES

Estimates: Fees listed are ESTIMATES for "Standard Residential Properties" only. Complex properties (Acreages >15 acres, Executive Homes, Major Renovations, Commercial/Farm use) require a custom quote.
Exclusions: Standard reports include the home, one garage, and up to 15 acres. Unless agreed upon prior to inspection, the appraisal excludes outbuildings, grain storage, and land in excess of 15 acres.
Additional Charges: Apply for "As Is"/"As Proposed" valuations, market rent studies, retrospective valuations, or administrative transfers.
Payment Timing: Due in full on inspection day unless guaranteed by the Saskatchewan Credit Union.
Cheque Policy: Cheques are subject to a 10-business-day clearing period; work will not commence until funds clear.
Credit Card Surcharge: A 2.4% surcharge applies, representing a partial recovery of the 2.9% to 3.65% company processing costs. Physical debit cards are not accepted.
Cancellation: 25% fee if cancelled prior to inspection; 100% fee if cancelled after the inspection has occurred.
