Major Banks (RBC, TD, BMO, BNS, CIBC): Per bank policies, the Lender, not the homeowner, must order the appraisal. We cannot accept homeowner orders for these institutions.
Service Area: We do NOT complete appraisals in the Cities of Lloydminster, Warman, Martensville, Saskatoon, or Prince Albert.
Commercial Exclusions: We appraise land and buildings only—not businesses, equipment, or going concerns. We do NOT appraise Hotels, Motels, Fuel Stations, Convenience Stores, or Operating Restaurants.
Payment: Payment in full is required the day of inspection. Interac e-Transfer is preferred. Credit card payments incur a 2.4% surcharge (partial recovery of the 2.9% to 3.65% processing costs paid by the company).

A. CLIENT & OWNERSHIP POLICIES

Authorized Client Control: Per CUSPAP, the individual or organization who orders the professional service is the Authorized Client and sole owner of the report, regardless of who paid the fee.
Confidentiality & Distribution: Appraisals are confidential documents. The appraiser is strictly prohibited from providing copies to third parties—including other family members in a divorce or estate—without express written consent from the Authorized Client.
Reliance Requirements for Lenders: For ANY lender to rely on a privately ordered appraisal, they must meet three conditions: (A) Written Client Release; (B) Technical Compliance with the lender's specific underwriting rules; (C) Appraiser Authorization via a signed Reliance Letter provided at our sole discretion.
Successive Representation: Per CUSPAP, an appraiser cannot accept a second assignment on the same property for a different client while a previous recent report remains outstanding for its initial intended use.
Major Lender Compatibility: Privately ordered appraisals (for Resale, Estate, or Divorce) are typically NOT valid for financing with RBC, TD, BMO, BNS, CIBC, CMHC, or Sagen, as these entities require reports to be ordered directly through their own proprietary portals.

B. SCOPE & TECHNICAL LIMITATIONS

Inspection Scope: The appraisal is a "non-invasive visual observation" and does not constitute a home inspection or a geo-technical evaluation. It assumes functional municipal services and adequate soil bearing capacity.
Structural Disclosure: Any known structural issues must be disclosed at the time of request. If foundation cracks, floor deflection, sagging components, or non-habitable status are observed, the report will utilize an Extraordinary Assumption for a market-based cost-to-cure.
Expertise Disclaimer: Appraisers are not structural engineers, licensed contractors, or specialists in environmental hazards. Technical validation of soundness or contamination (e.g., mould/mildew) requires a third-party expert report.
Winter Conditions: Site items such as landscaping and roofing covered by snow are assumed to be in average condition unless otherwise observed.
Privacy: Interior photos are used strictly for valuation/audit purposes and require a signed Photo Consent Form per PIPEDA and CUSPAP.

C. FEE-BASED SERVICE ADDITIONS

Basic fees cover a standard residential form appraisal only. Additional charges apply for:

Impaired/Complex Valuations: Properties with structural issues, habitability concerns, or contamination (mould, moisture, etc.).
Alternative Valuation Formats: "As Is" vs. "As Proposed" (hypothetical) valuations for partially completed or proposed construction.
Acreage Specifics: Standard reports include home, 1 garage and up to 15 acres. Unless otherwise agreed to before scheduling the site inspection the appraisal excludes the value influence of outbuildings, grain storage, and additional acres in excess of 15 acres.
Supplementary Analysis: Market Rent reports for secondary suites, retrospective valuations, or determining the specific value influence of structural impairments.
Administrative Transfers: Reassignment to third parties via Letters of Authorization (subject to 50% fee and appraiser discretion).

D. PAYMENT & CANCELLATION POLICIES

Payment Timing: Due in full on the day of inspection Interac E-Transfer is preferred (office@fmappraisals.com).
Cheque Policy: Cheques are subject to a 10-business-day clearing period; report writing will not commence until funds have cleared.
Credit Card Surcharge: A 2.4% surcharge applies (a partial recovery of the 2.9% to 3.65% processing costs paid by the company). Physical debit cards are not accepted.
Cancellation: 25% fee if cancelled prior to inspection; 100% fee if cancelled after the inspection has occurred.
